FAQ's

What if I have no information on the HOA?

No problem at all! We are researchers, not paper pushers. It is our job to do the research.

What is the expected turnaround time for estoppels?

Pursuant to FL Statute 720.30851, an association has 10 business days from the date of the received estoppel request to send back the completed estoppel certificate. 

What if the file cancels?

The preparer of the document has 30 days (from the time they receive the refund request) to issue a refund.  If we are unable to successfully obtain a refund within 30 days, the invoice for the Estoppel fee payment will be due. Should we receive the refund before you pay, a new adjusted invoice will be issued. If a refund is received after you have paid, we will send you a refund.

I want to tell you a story that still makes our office laugh.

We once had a file where, for the life of us, we could not get a response from the HOA board. No emails returned. No calls returned. Nothing. Just total radio silence.
